Plymouth, MA real estate market update - single family properties
We are one month into 2021, and a complete lack of inventory is still the most glaring market condition. We currently have 37 single family active listings on the market in Plymouth, whereas this time last year we had 144 listings. This represents a 74% drop in listings! Sales activity so far year-to-date in Plymouth is slower than last year at this time. There have been 75 single-family listings so far that have gone “pending” (to sell), whereas last year we had 86 at this time. Closed sales year-to-date is 57 sales, and last year at this time in 2020 we had 62 closed sales.
With demand still strong, albeit a little lower than last year at this time, and supply at crazy low levels combined with historically low interest rates, the single-family median sale price continues to reach record high levels. With just one month gone by in 2021, the median sale price in Plymouth year-to-date is $497,250 (which should come back down when more sales are added to this calculation), whereas last year at this time it was $404,250. Currently, sales that have closed in 2021 have received 100% of their asking prices.
